WHAT IT'S LIKE TO BE A MAINTENANCE/GROUNDS TECHNICIAN

As a new Part-Time Maintenance/Grounds Technician at Oakbrook Corporation, you'll spend your time conducting a variety of routine groundskeeping and maintenance tasks. This role is part-time mornings, 20 hours per week , in addition to an on-call rotation.

DUTIES & RESPONSIBILITIES

• Perform routine and emergency repairs on HVAC systems, plumbing, electrical systems, appliances, and general building components
• Manage and complete work orders in a timely and efficient manner
• Assist in unit turnovers, including cleaning, repairs, and prepping for new tenants
• Support additional properties as needed in the assigned area
• Maintain the cleanliness and appearance of exterior areas including sidewalks, parking lots, lawns, and courtyard spaces
• Perform seasonal grounds tasks such as lawn mowing, weeding, trimming, snow shoveling, and ice management
• Monitor outdoor lighting, signage, and irrigation systems; report or address issues as needed
• Remove litter, debris, and waste from the grounds and ensure trash/recycling areas are clean and accessible
• Setup and removal of courtyard furniture in the spring and fall
• Participate in the on-call rotation schedule (every 3rd week)

ARE YOU THE TECHNICIAN WE'RE LOOKING FOR?

To thrive in this role, you should have a keen eye for detail, basic repair and landscaping skills, and the ability to work efficiently within your scheduled hours. Strong communication and a proactive mindset are essential, as you'll often work independently and interact with tenants or team members.

KNOWLEDGE, SKILLS & ABILITIES

• Experience in residential property maintenance and/or landscaping a plus
• Basic understanding of electrical, plumbing, HVAC, and grounds equipment operation
• Ability to safely use landscaping tools (e.g., lawn mowers, trimmers, snow shovels/blowers)
• Strong interpersonal skills
• Must be self-motivated and able to work independently

BASIC REQUIREMENTS

• High school diploma or GED
• Vocational or trade school certifications a plus
• Must provide personal hand tools needed for the position
• Valid driver's license
